The Planning Commission recently recommended approval of a rezoning that will allow townhouses to replace 48 condominiums planned for land behind Chester’s Walmart.
The rezoning, requested by Centex Homes, Inc., allows 54 townhouses on 11.4 acres located in the area of the intersection of Branders Creek Drive and South Chalkley Road. The property, along with another nearby, was zoned for 96 condos in 2005, Planning and Special Projects Manager Jane Peterson said. Stonebridge Gardens, which is located on the east line of South Chalkley Road, is approved for 48 condos; 34 have been completed or permitted for construction, she said.
The proffered conditions include a phasing plan requiring that the remaining condos be built in conjunction with the townhouses, she said. Proffers also include architectural standards, a project focal point, street trees, sidewalks and trails.
The commission unanimously recommended approval of the request.
