A project that has been slated to help replace the Tranlin project in northeast Chesterfield County is on a fast-track approval process. Greg Allen, the county’s planning manager, said last week that site plan approval for the “Goliath project” could come in the next few weeks. According to a site plan filed March 20 for Reynolds Real Estate Ventures LLC of Midlothian by Arizona-based developer Bob Gargaro, the 40.59-acre site allows for warehouses and offices. It is zoned I-3, or heavy industrial. The plan calls for a 5,000-square-foot office and 431,200-square-foot warehouse with a future building expansion area of 174,720…

Union Bank & Trust is planning to open an office at 10620 Iron Bridge Road in front of a Kroger grocery store. Chesterfield County senior planner Jeff Lamson said the developer is building a 2,400-square-foot facility for the bank, which is headquartered in Richmond. According to the county website, the developers are Partners Belmont LLC and D.H. Bottoms Bridge LLC, both of Richmond. The prominent design feature inside and out is the north-facing, two-story glass box paired with a large, elevated wall that will provide customer messaging, Union Bank spokeswoman Beth Shivak said. The branch will have three drive-up lanes,…

Mike Uzel, spokesman for Bermuda Advocated for Responsible Development, speaks at a community meeting April 11. The second recent informational meeting about a proposed megasite in the southern part of the county was more orderly than the first, according to two people who attended both. The first meeting was held on the evening of April 10 at Carver Middle School with the second the following morning at Second Baptist Church. People were talking over each other at the April 10 meeting, said Todd Haymore, an economic development consultant working for the Chesterfield Economic Development Authority. Haymore made a presentation…

Chesterfield County has added another community information meeting about a proposed megasite to go with three previously scheduled meetings coming up this week and next. Planning Commission Chairman Gib Sloan said the extra meeting – to be held at 6:30 p.m. May 7 at Carver Middle School – was added because the Economic Development Authority did not email those on its contact list two weeks in advance of the April 10 meeting. The EDA sent out some 1,100 emails to property owners and interested persons on April 2, Sloan said. The applicant – in this case the EDA – is…

By Caleb M. Soptelean Plans are in the works to bring two warehouses to Chesterfield County in the near future. They would be located on Bellwood and Willis roads, county officials say. Devon USA is planning a state-of-the-art facility for the James River Logistics Center on Bellwood Road, said Tina Shreve, a senior project manager with the county planning department. The planned 321,000-square-foot building could be increased to 500,000 square feet depending on the user’s needs, she said. The planned building is identical in size and scope to a building developed by Devon in 2017 in Ashland and leased by…

CHESTERFIELD – The Economic Development Authority of Chesterfield County announced Monday the filing of a detailed update of their rezoning application for a large, advanced manufacturing facility expected to bring significant new tax revenue and thousands of well-paying jobs to the county. An economic analysis performed by Mangum and Associates found the project would be a major economic driver for the county for years to come, including: 6,777 to 13,555 total full-time equivalent jobs benefitting from the project (2,000 to 4,000 direct jobs); $5.5 million to $10.9 million a year in new tax revenue to Chesterfield County; $4.1-8.2 billion in…

“It’s like trying to plan a wedding and there’s a lot to be done with planning a wedding, and obviously the county is not planning this wedding very well.” That’s how BARD member and Glebe Point resident, Amy Cannon, described the county’s handling of the Mataoca Megasite, which was announced last August after Governor Terry McAuliffe revealed the plan to acquire the property off Branders Bridge and develop it as an industrial megasite. Since then it has been an uphill battle for BARD (Bermuda Advocates for Responsible Development) members in their fight to dismantle it. The group, which was formed…

There is a long history on a piece of land known to some as the Continental Can property. The land has sat quietly since Continental Can Co. sold the property in the early 1990s. Now the acreage being called the Matoaca Mega Site may be rezoned to industrial tentatively at the March 20 Planning Commission meeting. A massive residential development was proposed on about 1,650 acres along Branders Bridge in 2006, and the rezoning was approved in 2008. The development, to be called Branner Station, was a heady design with a projected 5,000 homes, town center and two school sites…

What does that mean for our local roads? Harrowgate and Route 10 are already extremely congested in the evenings, and they want to potentially add thousands more to it?” Pentecost said. “If all of these people are going to actually move to the area, where are the plans for the additional homes and schools? Our schools are overcrowded as it is. I really don’t think Chester can handle the amount of people [or] cars that would be a result of such a massive complex.” All three BARD members plan on continuing their fight against the Matoaca Mega Site through social…

County priorities? Healthy living, well being, safety, security, thriving communities,  environmental stewardship Comprehensive Plan what was called such in 1989, and the road was shown there as well.   Project costs should run between $50 and $75 million. “Staff anticipates acquiring right-of-way for the East-West Freeway as early as Spring 2018,” Smith said. According to Smith, since the Banners Station case in 2006, there has been a cloud hanging over some property owners along the major road alignments. “We need to give them the benefit of being proactive and making good on their homes,” Smith said. The Southern Air Line…
