On Sept. 22, the Chesterfield County Planning Commission voted 4-0 to recommend approval of a request to rezone about 40 acres from commercial C-5 to commercial C-4 with a conditional use permit to allow condominiums at Route 1 and Willis Road. The development, which is called Bellwood Commons, would be on land where an outdoor flea market has been and previously was a drive-in theater. There was some public opposition to the request, including from Rene Eldred and former county planning employee Jim Bowling, but Gib Sloan, the planning commissioner from the Bermuda District, held sway. Jeff Geiger, representative of…

Recently, Chesterfield County and Maggie Walker Community Land Trust celebrated the rehabilitation and sale of the first residence to an income-eligible home buyer as part of their partnership. Habitat for Humanity helped rehabilitate the home. Last year, the land trust was awarded $500,000 of Community Development Block Grant funding from Chesterfield County. The terms of the grant stipulate that the land trust retains ownership of the land and leases that land to a homeowner. The single-family house at 5616 S. Melbeck Road was purchased in December 2018 by the land trust for $170,000. The house – which was built in…

The 3-bedroom, 2 1/2 bath two-story homes will average around 1,500 square feet and…

CHESTERFIELD — The Maggie Walker Community Land Trust recently closed on its first home in Chesterfield County. The land trust will repair and rehabilitate a vacant home at 5616 S. Melbeck Road and sell it to a new homeowner later this year. Funding will come from a federal Community Development Block Grant. The funding will also allow the land trust to purchase, repair and sell additional unoccupied homes this year. Melbeck Road is located west of Route 10 and south of Route 150. Under the community land trust model, each home remains permanently affordable through the program’s long-term ground lease…
It’s been almost 10 years since the Americana Mobile Home Park’s last resident pulled up stakes to find a new home in another park of the county. A developer was to build a shopping center and apartments there. After much talk, and applications, made at the Chesterfield planning office and publishing elevations and site plans, the owners Trollingwood Land LLC have owned the property for 20 years and now George Emerson and Phil Roper are ready to close on the 66-acre tract. Initially the development will consist of 385 urban style apartments units in three buildings along the west side…
The real estate market in the 23831 and 23836 Zip Codes has dipped a little from this time last year, but only by about 1 percent. Seventy-five homes were sold in June, while inventory is down about 13 percent from a year ago. That means homes are selling, leaving fewer on the market. Sales prices are up, which is good for all who are selling their homes. The median sale price, half above and half below, has jumped to about $239,000, which is an increase from last year of about 4 percent. As school begins, many homeowners have put their…
